We talk through the property and your situation

Tell me about the property, the auction date, your budget and what you know so far. I’ll ask the right questions and give you my honest first read.

I assess what the property is worth

I research comparable sales, assess the property’s value, and give you a clear number – what I think it’s worth and what I’d be comfortable paying. No guesswork.

 We agree on a strategy

Before auction day we agree on your maximum, your opening bid approach, and how I’ll handle different scenarios on the day. You go in with a clear plan and a clear head.

I bid on your behalf

On the day I take the reins. I manage the bidding strategically, stay calm under pressure, and do everything I can to secure the property at the best possible price. If the bidding goes past what makes sense, I walk away.

You get the keys

If we’re successful, I’ll guide you through everything that follows – deposit, due diligence, settlement. If we’re not, we regroup and go again.

Auctions are no place for emotion. That’s exactly why I’m there.

It’s easy to get caught up on auction day. The auctioneer is trained to create urgency and excitement. Other bidders can push you past your limit without even trying. And when you’re emotionally attached to a property, it’s very hard to stay rational.

That’s the whole point of having me there.

I don’t have an emotional stake in the outcome. I have a strategy, a number, and 25 years of experience reading auctions. I know when to bid aggressively, when to hold back, and when the price has gone past what the property is worth. If it’s not the right deal, I’ll tell you – and I’ll walk away without hesitation.

Queensland has no cooling-off period at auction. Once the hammer falls, you’re committed. That makes getting it right on the day absolutely critical and it’s exactly what I’m there to do.

Do I need to attend the auction in person?

No — I can bid on your behalf whether you’re there or not. Some clients like to be present on the day, others prefer to wait nearby or follow along remotely. Either way I’ll be in contact throughout and will call you immediately after the result.

Will using a bidding agent help me avoid overpaying?

Yes — and this is where my valuer background makes a real difference. Before auction day I’ll give you a professional assessment of what the property is worth. That gives you a clear, defensible ceiling to bid to — not just a gut feel. I also know when to walk away if the bidding goes past what makes sense.

Should I bid first or wait?

It depends on the property, the competition and the auction dynamic. Before the day we’ll agree on a strategy — whether that’s opening strongly to set the tone, or holding back and coming in late. There’s no one-size-fits-all answer, and I’ll adjust on the fly if the situation changes.

Is there a cooling-off period if I buy at auction in Queensland?

No — there is no cooling-off period when buying at auction in Queensland. Once you’re the highest bidder and the hammer falls, you’re in a legally binding contract. That’s why preparation and having a clear strategy going in is so important — there’s no changing your mind after the fact.
