Our Process

Buying property in Brisbane is a big decision. Here’s exactly how I work – from the first conversation through to picking up the keys. Every client goes through the same rigorous process, whether you’re buying a $800,000 investment property or a $4 million family home.

  • Step 1

    Free Consultation

    I’ll start with a phone or video call. You can ask me anything about how I work, what I charge, and what the Brisbane property market is doing right now. I also want to hear about you – what you’re looking for, which suburbs interest you, your budget, and your timeline. No obligation, no charge.

  • Step 2

    Engagement

    If you’d like to proceed, I’ll send you my Initial Buying Brief – a detailed questionnaire that helps me understand exactly what you’re looking for. Once you’ve completed it, I’ll send through my standard Buyer’s Agent Agreement for signing and request payment of the Initial Engagement Fee.

  • Step 3

    Your Search Plan

    Based on your completed Buying Brief, I put together a clear search plan and then arrange a follow-up call. We walk through the suburbs and property types I’ll be focusing on and set up a regular update schedule. I use Monday.com with all clients – it’s fast, direct, and keeps everything in one place.

  • Step 4

    Strategic Search (On & Off Market)

    The search starts both online and offline. I review listings across all the major portals, then contact the key selling agents in my network who work in your target suburbs. That’s how I hear about upcoming listings and off-market properties before they hit the public market. For specific property types or streets, I also approach owners directly – letterboxing to uncover potential off-market opportunities.

  • Step 5

    Inspections and Evaluation

    Every property I put forward has been physically inspected by me first. I work through a comprehensive assessment checklist on every visit. After inspecting hundreds of properties as both a Registered Property Valuer and a Buyer’s Agent, I can quickly determine whether something is worth your time – and protect you from wasting it on the wrong ones.

  • Step 6

    Due Diligence

    This is one of the most important parts of what I do. My due diligence covers four areas: assessing the property’s value in the current market; inspecting the physical condition; reviewing encumbrances on the title; and assessing the location’s positives and negatives. I provide a full written summary of findings, plus copies of all searches – typically covering flooding, sewerage lines, stormwater, character overlays, zoning, flight paths, school catchments, overland flow, traffic, building approvals, body corporate, and renovation cost estimates where relevant.

  • Step 7

    Acquisition Strategy

    Before any offer is made, we discuss strategy. Properties sell in different ways, and selling agents each have their own style. I’ll recommend the right approach for the specific property and vendor – private treaty, expressions of interest, or auction and we agree on the price and key terms before I act.

  • Step 8

    Negotiating and Auction Bidding

    Negotiating and bidding at auction is as much an art as a science. Understanding the vendor’s motivation, the selling agent’s style, current market conditions, and the level of competition are all critical to getting the right result. This is where 25 years of experience makes a real difference.

  • Step 9

    Secure Contract

    The contract is negotiated, signed, and dated. The initial deposit is due and Phase Two of due diligence begins.

  • Step 10

    Building and Pest Inspection

    I have a trusted network of independent building and pest inspectors I can recommend and arrange on your behalf. I attend every inspection personally and call you straight afterwards to walk through the findings – before you receive the formal written report.

  • Step 11

    Conveyancing

    I can recommend experienced conveyancing solicitors from my network, or work with your preferred solicitor. I liaise directly with them throughout the contract period to keep things moving.

  • Step 12

    Property Management (Investors)

    For investment purchases, I can introduce you to experienced property managers who will provide a current rental appraisal and outline their services and fees ahead of settlement.

  • Step 13

    Pre-Settlement Inspection

    Queensland legislation allows the buyer or their representative to carry out a pre-settlement inspection. I arrange and attend this on your behalf, typically two to four days before settlement. If you can’t make it, I send you a detailed video walkthrough. Any issues get escalated to the selling agent and solicitor immediately.

  • Step 14

    Settlement

    The property is yours. I can collect the keys from the selling agent on your behalf if that’s easier.
