I have worked in Brisbane property for more than 25 years as a Registered Property Valuer and Buyer’s Agent. I deal with selling agents every week, so I know who does the work, who negotiates well and who promises a big number at the listing appointment then goes quiet once the campaign starts.

How I can help with your sale
Agent research and selection
I research and recommend two or three selling agents based on their real results in your suburb and price bracket, then attend the appraisal inspections with you. The final choice is always yours.
An independent view on price
I’m a Registered Property Valuer, so I form my own view of what your property is worth before any agent names a number. You start the campaign with a realistic expectation rather than a flattering one.
Commission and marketing negotiation
I negotiate the selling agent’s commission and review the proposed marketing schedule, so you pay for what works and not for what pads the invoice.
Preparation and campaign oversight
Before you list, I give you a straight view on which repairs and styling will earn their money back. Once you’re on the market I monitor open homes, buyer enquiry and the agent’s performance.
Offers and negotiation
When offers arrive I help you weigh each one and advise on the negotiation, using the same price discipline I apply when I buy property for clients.
Through to settlement
From accepted offer to settlement I stay involved, keeping the paperwork moving and the communication clear between you, the agent and your solicitor.

How it works
1. Free consultation and appraisal
It starts with a conversation about your property, your timing and what you want from the sale. I then form my own independent view of value so you know where you stand before any agent is involved.
2. Agent selection
I research the agents actually performing in your suburb and price range, recommend two or three, attend the appraisals with you and negotiate commission and marketing costs on your behalf.
3. Preparation
Once you’ve chosen your agent, I work alongside them on getting the property ready, with practical advice on repairs, styling and presentation that will earn a return.
4. On the market
Through the campaign I watch the things that matter, including open home numbers, the quality of buyer enquiry and how the agent is following up. You get regular plain-English updates from me, not just the agent’s version.
5. Offers and negotiation
When offers come in I help you assess each one on its merits and advise you through the negotiation, without the emotional pull that comes with selling your own home.
6. Sale finalisation
After you accept an offer I help oversee the run to settlement, from contract to final inspection, so nothing is left to chance at the finish.

How do you support me during negotiations and offers?
I assess every offer against my own independent view of your property’s value, tell you plainly whether it’s a good one and advise you on the response. Selling your own home is emotional. My job is to keep the numbers and the strategy in front of you.
Why is having a good vendor advocate important?
Because selling well involves decisions most people only make a few times in their life. Which agent, what price, which offer, when to hold and when to accept. An experienced independent adviser helps you make each of those calls with clear information instead of guesswork.
Are buyer's agents the same as selling agents?
No. A selling agent works for the seller and is paid to achieve the sale. A Buyer’s Agent works for the buyer. As your vendor advocate I don’t sell the property myself. I sit beside you, help you choose and manage the selling agent, and give you advice that is independent of the sale commission conversation.
How do you pick the best sales agent?
On evidence. I look at each agent’s actual sales in your suburb and price bracket, their days on market, how they run campaigns and how they behave in negotiations, which I see firsthand as a Buyer’s Agent. Then I recommend two or three, and you make the final call.
Why should I have you negotiate on my behalf?
Negotiation is most of what I do. I negotiate property purchases every week and I know the tactics selling agents use because I deal with them constantly. That experience works just as well in reverse when you’re the one selling.
