Have you ever wondered how to tell if a property is individually metered for water? This is particularly relevant if you own or are looking at purchasing a unit or a townhouse.

Hi, Sam here from Templeton Property and today we’re answering the question, “How do I determine if my property is individually metered for water?” This is really simple, just ask the selling agent or grab a copy of your Urban Utilities bill, flip it over at the back and you’ll see at that the top section talks about two metre readings on particular dates and gives your consumption, being the difference between the two readings.

In this case, it indicates the property is individually metered for water, however, if you flip it over and it talks about ‘your share’ or ‘your percentage’, in this case 25%, that indicates that the property is not individually metered, so there’s one metre to do the whole complex, so you’re subject to the usage of the other tenants and owners in the property as well and you pay a percentage share, in which case we also cannot charge the tenants for the water consumption under current legislation.
