Welcome to Property101 with Sam and today we’ll chat about whether you should attend the Building and Pest Inspection for a property that you may have either under contract or are looking to bid for at an auction in Brisbane.
When I have a property under contract for a client in and around Brisbane, we always – 100% attend the Building and Pest Inspection, and I find it way more valuable and informative than simply relying on the report.
Quite often at the start of the inspection, the inspector will ask us if we have any concerns with the property, which we would discuss. While they are doing their inspection, we also take the time to have a good look around and we are available for them to point out to us out any issues with the property and for us to ask any further questions. Additional to any major defects or leaks that they may pick up, we also want to know what maintenance is required, how much it will cost to fix and also very importantly, what is the urgency on having the work done – can it wait 12 months or does it need to be rectified swiftly, so it doesn’t cause any further damage.
