Due diligence

This is a crucial aspect of what we do and is made up of 4 main components.

1. Assessing value in the current market;

2. Inspecting the physical improvements on the property;

3. Reviewing encumbrances to the land; and

4. Considering the locational attributes or negatives of the property. Our feedback on all of these considerations will be provided to you, as will copies of all the searches we obtained for your review and for our discussion. Searches often include: Flooding; water and sewerage lines; storm water pipes; character overlays; zoning; flight paths; school catchments; overland flow; traffic flows; building approvals; sinking funds; minutes of body corporate meeting; maintenance needed; renovation costs etc.
