Hi, Sam here from Templeton Property. Today I’d like to talk to you about a number of special clauses that Buyer’s Agents in Brisbane use in their contracts to save our clients’ money and to avoid any nasty surprises.

Most people are aware of the standard clauses that relate to the pest and building inspection and also for finance.  But today we’re going to talk about three other clauses that we use quite regularly that can save our clients thousands of dollars.

The first one relates to investment properties. That’s when we’re purchasing a property for investment purposes. We put a special clause into the contract that allows the property to be shown ‘for Lease’ prior to settlement, but after the property going unconditional. The idea of this clause is that we can minimise – we can reduce the days on market that the property is available for rent. Quite often having this clause in there allows us to show the property for two weeks prior to settlement, which often achieves us approving a tenancy that can move in within three or four days after the property settles, which is an ideal scenario for any buyer, any investor.

Number two is a clause in relation to the pest and building clause. We can put a little addition to that clause that allows us to get a licenced plumber and an electrician to have a look through the property as well. Recently, we had a case where the plumber put their drain camera down a storm water drain only to find out that there was a cave in in the front yard caused by a large tree which was going to cost a couple of thousand to fix. We were able to renegotiate the contract price based on that evidence, that there was an issue with the storm water pipes.

The third clause is in relation to pools. We find the old pools, like the 1960’s – 70’s pools, even some 1980’s built pools have got leaks or issues with them. So if we see a pool, we always recommend that we get a pool inspector out to check the pool integrity itself to make sure there’s no leaks at all and secondly, that the pool equipment and filtration system and so forth is in good working order.

As a Brisbane Buyer’s Agent, these are three conditions that we use from time to time – though quite regularly, to save our clients a lot of money.
