  • Collection of bond and rental payments from tenants
  • Regular property inspections and reporting to the owner, providing a full colour report with recommendations and details on any improvements that we believe are required. This gives the owner the reassurance that the asset remains in sound condition for the future, as well as minimising the cost of repairs by acting proactively.
  • Arranging repairs via qualified tradespeople and ensuring upkeep of the property is maintained
  • Ensuring all trade contractors undertake professional work and hold relevant insurances
  • Undertake reviews of contractor performance
  • Disbursement to Property Owner on a regular basis i.e. mid monthly and or monthly, to suit the Lessor’s requirements
  • Negotiations, preparing and co-ordinating lease extension documentation
  • Erection and maintenance of “For Lease” sign outside the property if authorised by owner
  • Personally meet prospective tenants on site (no handing out of keys), flexible hours to suit tenants availability
  • Screening of all prospective tenants through database searches (TICA and or NTD)
  • Payment of outgoings such as rates and body corporate as requested by owner
  • Facilitating electronic banking for the collection and disbursement of available funds
  • Co-ordinating the preparation of all lease documentation
  • Undertaking all services provided in accordance with the relevant legislation
  • Ensuring compliance with documented lease agreements
  • Providing regular rental appraisals ‘to market’
  • Co-ordinating with all Body Corporate Service organisations and representing the owner when requested
